There was much to report from our annual meeting

May is the Charbonneau Country Club homeowner ’ s association annual meeting month . On May 15 , approximately 120 residents gathered in the clubhouse dining room to hear from board directors and staff about accomplishments over the past year . Each director reported on the committee for which they are responsible . The following are highlights of the meeting .
Financial : Director and Board Treasurer Linda Owen reported on the association ’ s finances . She reviewed the operating , reserve and capital improvement accounts . All accounts are well funded . The complete report is available on the Charbonneau website under the Resident Portal tab , or ask General Manager Jim Meierotto for a copy .
Architecture and Landscaping : Director and Board Vice President Kathy Harp reported on recent changes to architectural control and landscaping . Kathy meets with her committee and makes changes to the guidelines , based on resident input and recommendations from committee members , including property manager Rick Schram .

Activities : Director and Board Secretary Lindy Anderson reported on the many activities for residents . With Charbonneau known as the “ Cruise ship on land ,” Lindy encouraged residents to let her know of any new activities currently not listed under the How We Lead / Activities list on the website .
New Resident Welcome Committee : Director Mary Fieweger reported on the new resident welcome committee , where new and newer residents can meet and find out how to navigate the “ Charbonneau cruise ship .” Check the website calendar for event meeting dates and times .
Asset Management : Director Lee Harker reported that the marina is near completion with a completely new dock and room for boat , paddle board and kayak storage . Lockable supply boxes are available at each slip . Edith Green Park upgrades are complete with a fenced , off-leash dog area , bocce courts and covered picnic areas . The cover over the outdoor tennis and pickleball courts will be completed in late June .
Civic Affairs : Director and Board President Anne Shevlin reported on activities related to the Aurora Airport , the now-defeated ODOT tolling initiative and future efforts to take part in discussions regarding funding for transportation infrastructure .
Communications : Director Laura Schott reported on the Communication Committee ’ s
work toward providing up-to-date , transparent , and timely information to all residents . Challenges exist as the committee strives to maintain a variety of media to meet the needs of all residents , from the monthly Villager newspaper to the CCC website , social media and email blasts .
Emergency Preparedness , Security and Safety : Director Glenn Lancaster reported on the EPSS five-year plan , the security contract with Corporate Crime Control and the leadership of Charbonneau Safety Coordinator Neil Kennedy . Crime rates of all types have decreased dramatically in Charbonneau over the past several years , in large part due to the efforts of the EPSS committee and its five-year plan .
Sports Center : Tennis and Pickleball Pro and Sports Center Manager Donna Roisom reported on the increase in membership for both tennis and pickleball . It is expected that membership will continue to increase with the opening of the covered courts in late June . This will give us four covered tennis courts and four covered pickleball courts .
Charbonneau Golf Club : Director and Golf Course Liaison Jim Gibbons introduced CGC Board President Bill Bray , who reported on the dramatic increase in paid rounds of golf in Charbonneau since the pandemic period in 2020 . The golf course continues to make improvements to the course and maintains a strong operating and reserve budget .

The great Koi roundup of 2024 at Louvonne

Having all of the water features — the ponds , the stream and the several waterfalls — is certainly aesthetically pleasing but also a cause for significant expense for a homeowner ’ s association . The Louvonne HOA budgets nearly $ 6,000 for annual water-feature maintenance and another sum for repairs on our numerous pumps . We

have over $ 37,000 in a reserve account strictly for our water features and that helps take care of the $ 1,800 cost to dredge one of our ponds every few years . On top of that we throw in some free labor every now and then .
Before the pond could be drained and cleaned out , the great koi roundup had to take place . Two Louvonne residents , Dave Woodcock and Gail Mast , wrangled our Japanese koi , several of which resemble a decent sized Chinook salmon . This went on 22 times , 11 from the large pond to a smaller holding pond across the street and then , two days later , all 11 fish back home again . Everyone made it back safe and sound . No fish were injured during the filming of this episode . As the weather is seeming more like summer and you are out for a walk , swing into Louvonne and take a look at our fish family . They are in the pond on the south side of Louvonne Drive , just across the street from our cabana and pool .
