5 Keys Before Listing Your Home

Are you thinking of selling your home ? The housing market is HOT , and now is the perfect time to sell ! Here are a few key pieces of advice that will help you put your best foot forward when your home hits the market .

DESIRABLE CURB APPEAL
First impressions are key in selling your home ! The exterior of your home is the first impression that a buyer will have and many opinions are formed from simply looking at the outside . Make sure that your bushes and hedges are trimmed , your grass is cut regularly , and consider putting fresh pine straw in your beds . Also , if you have potted plants , make sure that they are looking their best !
DE-CLUTTER Think of the motto , “ Less is More !” Take a minimalistic approach to the decor in your home . A buyer needs to be able to see the house and the space as well as possible . Take away any distractions that may prevent this from happening . Keep counter top items to a minimum . Consider keeping those items tucked away inside of cabinets unless they are absolutely necessary to your daily routine . If you have bookshelves and / or built-ins , it is best to keep a clean , consistent , and uniform look . If there are books , group them together in similar sizes and / or color . If there are photos , consider keeping only your favorites displayed so as not to look “ busy .” Overall , you want the shelves to feel styled and not cluttered .
DE-PERSONALIZE Buyers want to envision themselves living in your home . Keep family photos and personal memorabilia to a minimum . This approach will help the buyer to imagine what their life might look like in your home with their things in it .
DEEP CLEAN It is always a good idea to give your home a good deep cleaning before it hits the market . A freshly cleaned home will be free of pet hair and odor , dust , and give your space a fresh feel that every potential buyer will appreciate . I also suggest cleaning grout in tiled rooms , appliances in the kitchen , and dusting all light fixtures . Finally , cleaning all of your windows inside and out is a simple task that makes a big impact .
DEFERRED MAINTENANCE
Tour your home inside and out as if you were the buyer . Is there any peeling paint ? Rotten Wood ? Does the house , roof , or driveway need pressure washing ? If you answer “ yes ” to any of these questions , take care of these items before listing your home . Buyers notice and appreciate when a home is well-loved and maintained !
