West
The area to the west of Seymour Johnson AFB is mostly rural, with some
commercial development along US Highway 70. The Goldsboro County
Growth Strategy Map classifies this area as a Rural Area. Rural Areas provide
for agriculture, forestry, and other allied activities traditionally found in a
rural setting.
Regional Development Overview
Land uses throughout the JLUS Study Area are defined by open space and
agriculture with concentrated residential and urban population centers along
major transportation corridors.
Seymour Johnson AFB
The area surrounding Seymour Johnson AFB is a mix of agriculture, rural
residential, and recreation use / open space uses.
Dare County Range
The area surrounding DCR is mostly rural. The majority of development is
along the Outer Banks to the east of DCR.
North
The most heavily developed area surrounding the installation is within the
City of Goldsboro, located to north of Seymour Johnson AFB. The Goldsboro
County Growth Strategy Map classifies this area as an Urban Area. Urban
Areas are defined by lands that are currently urban in character and have a
full range of urban services in place, or are well located for the timely, cost‐
effective provision of urban services. Future development will most likely
take place north of the installation.
North
North of DCR is Albemarle Sound which forms part of the Atlantic Intracoastal
Waterway.
East
The Neuse River is immediately to the east of Seymour Johnson AFB. Across
the sound are Roanoke Island and the Outer Banks, a 200‐milelong string of
narrow barrier islands. The Outer Banks is a major tourist destination and
mostly consists of open space and sporadic residential development.
East
The Neuse River is immediately to the east of Seymour Johnson AFB. Across
the river is primarily rural land, mostly used for agriculture. The Goldsboro
County Growth Strategy Map classifies this area as a Conservation Area. A
Conservation Area is defined as an area which provides for the long‐term
management and protection of significant, limited, or irreplaceable natural
areas.
South
South of DCR is Pamlico Sound and Hyde County, which is very rural.
West
The Alligator River is to the west of DCR. Across the river is Tyrrell County, the
least populated county within North Carolina.
South
The land south of Seymour Johnson AFB, much like the land east, is a mixture
of rural and conservation land. The land remains mostly undeveloped with
some pockets of residential development. There are currently no future plans
to further develop this area. However, the Village of Walnut Creek is
approximately seven miles southeast of the installation.
