At JCD we specialise in providing the complete turnkey solution , from basic shell and core , right through to the design , build and fitout – giving the occupier complete flexibility .
A key differentiator is having one point of contact throughout the entire letting process , from selecting and leasing your new office location , to designing and completing your desired fitout specification – together with ongoing management of the facility .
By listening to the individual requirements of our clients we can prepare various options and layouts to assist them in choosing the best solution to meet their needs . We can provide this service without commitment while Lease / Agreement for Lease negotiations are ongoing , minimising lead times .
Once agreed , the turnkey specification is included in the Agreement for Lease documents with both the landlord and tenant works being completed at the same time . This enables companies to occupy their new offices on time and within budget .
KEY ADVANTAGES TO THE OCCUPIER :
1 JCD appoints the design team including Architect and M & E consultant , avoiding the need for the client to identify , engage and appoint a design team directly .
2 The final agreed layout , specifications and agreed gross maximum price is included in the Agreement for Lease , avoiding the need for the client to separately agree and negotiate a build contract .
3 Term commencement for the occupier will be the expected completion date for the fitout , with the obligation on JCD to deliver the full turnkey solution on time . This reduces the risk to the occupier of not meeting their move in date , as well as ensuring that no rent is incurred until the fitout is 100 % complete .
4 The occupier can benefit from economies of scale achieved by JCD . We can deliver real cost and time savings , which are passed directly to our clients .
Our objective is to create long term relationships with our clients , rather than profit from one-off transactions such as fitouts .
