foot additional dwelling unit while elevating architectural elements such as lava rock and exposed masonry, bringing the residence into its next chapter with confidence.
The listing is currently in development, with a projected competition date in the first quarter of 2027. Design elements are overseen by Laura Brophy of Laura Brophy Interiors, with architecture by Ty Price of Peridian International. Guy Alexander of Vineet Sharma of Encore Development Partners are directing construction for 15 Royal Saint George Road.
“ The team behind the property is a major differentiator,” says Johnson.“ Guy and his development group are known for extremely high-quality execution … the interiors being curated by Laura, whose work is widely respected [ and ] known for warmth, restraint, timelessness. The landscape architecture is equally thoughtful, designed to complement the architecture rather than complete it or compete with it.”
One special touchpoint to the main bedroom balcony: a custom water feature. Johnson drew inspiration from elements of a celebrity-owned residence developed by Los Angeles-based firm McClean Design, to“ accentuate the feeling of serenity and peace from the pool,” he explains. More bespoke touches include a glass-enclosed wine room that holds court as the perfect cellar for wine aficionados, along with a symphony of foliage in a living wall outside of the master bath, which features privacy glass with adjustable opacity.
Beyond the property, the Big Canyon golf course is undergoing an extensive redevelopment, spearheaded by legendary course designer Andrew Green. The changes place 15 Royal Saint George Road above the 16th-green par-3 hole, a rotation from the former 7th-green par-3 hole, which offers extended space for added privacy.
With 24-hour guard-gated protection and additional onsite security, Big Canyon capitalizes on that privacy throughout the community. Big Canyon Country Club remains one of the‘ old guard’ country clubs of Newport Beach, with a wealth of amenities such as separate men’ s and women’ s clubhouses, a picturesque pool, lounge areas and dining spaces for members to utilize for social events. While current and future residents already enjoy Big Canyon Country Club’ s expanses, access remains at discretion.
“ Buying a home in Big Canyon Country Club does not come with membership,” Johnson explains.“ Membership is its own exclusive group. [ The club is ] one of the highest concentrations of private wealth within Newport Beach and within Southern California.”
More onsite recreation materializes in The Barn, a brand-new collective which Johnson describes as a“ modern interpretation of a luxury golf and lifestyle pavilion” that features golf simulators, casual dining spots and gathering spaces. Open-beam construction and natural wood accents mirror 15 Royal Saint George Road, cementing the mid-century modern appeal to residents and guests.
