Equity Release for property purchase

Many people are unaware that a Lifetime Mortgage / Equity Release can be used to fund a house purchase. If you are 55 + and moving home, or if you are 55 + and one of your children is considering buying a property, this is certainly one of your options.

Relocating and Equity Release Even when moving to a similar property, the cost of moving and the potentially different price range of a different location can mean that borrowing is needed when it hadn’ t previously been necessary. Equity Release can be a solution to“ bridge the gap” between the cost of a new property and the sale proceeds from the existing one.
First Time Buyers and Equity Release: It is increasingly difficult for First Time Buyers to“ get onto the property ladder”. In many cases this can only be done with some help from family. Even when parents or grandparents are WILLING to help, wealth is often tied up in their properties. This is where Equity Release can play a part... parents / grandparents can release equity from their property and gift this to help increase the deposit for their children’ s / grandchildren’ s purchase.
Real Stories: Lynn and Stuart owned their property with no mortgage. They wanted to move nearer to their daughter and grandchildren. Similar properties in the area were approximately £ 20,000 more expensive and they didn’ t want to use all their savings.
We arranged Equity Release against the new property of £ 30,000.
At ages 75 and 78 they were more restricted with regards traditional mortgage options however they felt able to make a payment of £ 160pm to cover the interest on the new borrowing. This is affordable for them and will prevent the debt from growing.
Sam and Ben wanted to buy their first home.
They had a deposit saved but this amount, together with the mortgage they could raise still didn’ t enable them to buy the property they had in mind.
Sam’ s grandma released £ 15,000 in Equity Release which she is going to gift towards the deposit. Not only does this enable them to buy the property, but it means their mortgage will be just under( rather than just over) 80 % of the value of the property. This in turn means they are able to secure a lower interest rate.
While Equity Release is not suitable for everyone, it can certainly be a welcome solution in a number of situations.
