Recent winners of three awards at the 2021 International Property Awards , 71 Claremont Road was a South East award-winner for Architecture Single Residence and is a replacement dwelling situated in Royal Tunbridge Wells .
Why were you chosen for the project ?
Kent Design Studio were approached to bring their expertise to this project , both from the point of view of architectural design as well as technically to bring together both wow factor and constructability .
What was the property brief ?
The design brief was to ensure a family home with modern , functional spaces whilst maintaining a property that sat well within the varied street scene of Claremont Road . Elements such as full height glazing and natural light were paramount , and the addition of a porch and other design features throughout allowed the project to be tailored to the client ’ s needs , whilst remaining within the requirements of the Local Authority . A key driver was to achieve a light and airy open plan living space with good connections to the garden for a growing family .
The use of internal level changes , an open three-storey vestibule and large swathes of glazing allowed for natural daylight to flood deep into the core of the property . By stepping up the dining space from the living and kitchen areas it created an intentional separation , giving zoned areas but allowing connections to the spaces to be open and maintained at all times .
On the exterior , it was important to achieve a strong sense of place within the street scene , placing the property set back from the road , in line with immediate properties to create an uninterrupted property line . Using facing brickwork and stone window sills reflected the traditional bricks used in the surrounding properties , while the use of industrial steel windows created a modern twist to give individuality and character .
