What were the common mistakes that you managed to avoid ?
Buying furniture that looks pretty but that compromises the space . So , for instance , it ’ s easy to buy a table that looks great , but loses you a few covers . You have to be very careful of the measurements of the furnishings you are putting in . The other thing was not forgetting about the back of house . It ’ s all well and good , creating spaces for guests to enjoy , but you cannot forget about the people behind the scenes who are going to deliver the amazing service and the space they need back of house to have a good working environment – a lot of people forget about that .
Did anything go wrong ?
The major thing was discovering there was a lack of supply of electricity to the city , it delayed us by 18 months as we had to have a new substation put in .
What was your biggest surprise ?
That there was no asbestos onsite . We had an asbestos management survey before any contractor came on and in a building of more than 350 years of age and with the number of alterations , it was a surprise that there were no issues like this .
What are you most proud of ?
Fulfilling the vision . We are so proud that the public can come in and enjoy a space that has all the elements of a prestigious property of the period and that people can enjoy the space . And that we bought something beautiful to Rochester . The weddings we have been hosting there have had some amazing feedback .
What are your hints and tips for those looking to embark on a property renovation project ?
Have a big contingency fund and be prepared for things to go off kilter , account for building time delays and work with conservation as soon as possible .
