Mortgage Advice
Mark Gordon , director , Money & Mortgages , has the following advice for buying your second home by the sea :
“ When it comes to getting a mortgage for your second home it ’ s important to be clear with your lender what you are going to use the home for , whether that ’ s buying to rent or for a holiday home . If you opt for a holiday home you can then apply for a second residential mortgage to help buy your new home .
If you are looking to escape the city and find yourself a second home by the sea , it appears the south of the UK would be your best bet , offering the great summer weather and higher revenue .”
Rental Advice
Camberholidaycottages . co . uk is a highly experienced property management team for renting out second homes by the sea and they give the following advice for people to think about when considering the logistics of renting their second home out :
In order to get houses ready for renters , you really need to stop thinking of it as being your home and being mindful that it is now a business . Remove beloved furniture , sentimental items etc and clear the decks . You may just get upset when these things break so best to remove them early on .
Consider the administration that comes with letting your property . With guests checking in , queries and day to day guest support , changes , cancellations – who will do all of that ? How much contact will you have with guests ? Are there any instructions you want them to know before , during and after their stay ?
When it comes to rates , how much should you charge ? Take into consideration , beds and bathrooms and ultimately the finish of your property . We believe in not squashing people into properties . For us , it ' s about the guest experience which is why we have people coming back year after year .
Housekeepers are in high demand – good ones are hard to find . Hang on to them ! You need them as much as they need you . Make sure you have enough bedding / towels for changeovers and will you wash and iron yourself or will you organise a company to do that for you ?
You then need to decide how you will promote and advertise your property and who will maintain it . With lots of use , things will ultimately need fixing and purchasing before new guests come in .
If there is a garden , will you arrange a gardener to come in and maintain it or do it yourself ? What about deliveries and window cleaning ?
There are lots of things for people to consider when renting out their second home but it shouldn ’ t put people off . It just means you need to be organised and plan well .
