Co-founder , Gerry Attoe , who has been running the practice for over 10 years , has a very keen eye for architectural design and the remodeling of residential projects for maximising a property ’ s potential . But perhaps more impressively , Gerry understands the nuances of a home and how the owners of a property can utilise the space for optimising everyday living . Here we take a look at one of ABD ' s recent projects ; a 1930 ’ s 2 bedroom semi-detached transformation into 5-bedroomed luxury home on behalf of their clients , Gemma and Frank Raymond .
The story of this project starts before our clients even bought the property . ABD had already worked to obtain planning permission for a two-storey side and rear extension , when the Raymonds purchased the property , our practice was recommended ... They got in touch , only to find out that we were already familiar with the exact house they ’ d just bought !
Gemma and Frank ’ s project brief was completely different , with a vision to create an open-plan ground floor ; converting from two bedrooms to five ; and adding a family bathroom and two en-suites ; all while pushing the ceiling price of the road and designing a family home that was architecturally ambitious as well as practical for a busy family .
Our wealth of experience made the planning stage seamless . We know what planners are looking for and this informs our design . This means that despite maximising the potential of the property , we design within planning policies , as opposed to proposing an outlandish design and then having to resolve it to a compromise-ridden final product . As a result , the first planning application sailed through .
Having obtained planning permission , ABD were then heavily involved in the construction phase , as Gemma and Frank utilised ABD ’ s in-house team of structural engineers , building control officers , project management , and interior design services . For ABD it was a pleasure to work with an adventurous client who saw our vision for the property and was enthusiastic about it as we were . As both principal designer and project manager , we ensured that the project was executed how both the Raymonds and we envisioned it . This is surely the reason that , when the time came to sell , a buyer was found by Proctors of Bromley within a day , with a bidding war taking place until the final sale .
We have already been instructed as the architectural designer for the couple ’ s next project , sure to be as rewarding as this project was .
