HOW TO CHOOSE
THE RIGHT AGENT FOR YOU
with The Good Estate Agent
COMMUNICATION RESULTS
There is an agent for every person and every property
– it’s essential that you are able to get on with the
person who is selling your home or renting your
property for you. Property transactions should always
be a two-way street, and good communication from
your agent is vital. Without this, the process can be
a long and difficult one; so make sure you choose
an agent you can chat to and who won’t mind if you
phone or email them when you need some advice
or information – a proactive agent who will check
in with you regularly is even better. How many properties does the agent you are
considering have on their books? The answer will
mean something different to each person, so it’s
important to know what it means to you. Many
properties means that the agent is popular and good
at what they do. A small number means that they
are able to offer a personal service to each and every
vendor or landlord they deal with. What is more
important? Knowing this will help you pick the right
agent for you.
Established in 2010, The Good Estate Agent is a
well-known estate agent in East Kent, but recent
expansion means they are now taking on properties
in the rest of Kent, Surrey, Sussex and beyond, and
it is likely they have an agent working locally to
you. Some of the most recent areas in Kent to be
included are Sevenoaks, Westerham, Folkestone
and Whitstable.
PRICE
LOCAL
Having a local agent is essential, particularly if you
want them to carry out all your viewings for you –
but it’s not just about the convenience of having an
agent do viewings. A local agent knows the area;
they know which schools are outstanding, where the
trains run to, what the road networks are like and
whether there are any special events held throughout
the year. All of these things can be extremely useful
when selling a property, particularly if the potential
buyer or tenant is new to the area.

Although price shouldn’t be the only reason for
choosing an estate agent, it certainly needs to be
something that is taken into account. And it’s not
only the price, but how you pay it that matters. Some
agents will ask for money upfront, and others work
on a ‘no sale no fee’ basis.
MARKET KNOWLEDGE
The agent you choose should be able to tell
you exactly what’s going on in the market at the
moment – and they should do so honestly. If now is
not the right time to sell your property, a good agent
will say so.
