It is important to bear in mind, however, that not all Pending Sales will be closed successfully. As prices rise, potential sellers raise their estimations of value— and in the most recent cycle, rising prices have freed up many potential sellers who were previously underwater on their mortgages. Note that in our calculations, we take care to not include properties that were recently taken off the market and quickly relisted, since these are not really new listings.
