A Cape Winelands estate by VELD Architects uses sensory intelligence to rethink luxury living, creating spaces that support calm, comfort, movement, and retreat.

Let us start with three numbers: 47 % / 18 % / 35 %.

The 47 % are“ sensory avoiders”. They notice lighting, sound, texture, and scent almost immediately, and may leave beautiful spaces when the sensory load becomes too much. The 18 % are“ sensory seekers”. They need texture, movement, and engagement to feel present.

The 35 % are“ sensory neutrals”. They adapt. Most buildings are designed for them.
