INTERNAL MIGRATION
“ While the renewed emphasis on return-to-office mandates has affected the pace of semigration in some areas, South Africa’ s increasingly digital workplace still allows many professionals to consider alternative locations,” says Williams.“ These decisions are often shaped by safety, lifestyle, and a sense of‘ holiday living’ without sacrificing career progression through flexible work arrangements.”
Jumbella adds that mobility is no longer limited to affluent or retired buyers.“ Younger semigrants, particularly those aged 18 to 49, have become active participants in the market. But individuals across a wide range of life stages, family structures, and income levels are pursuing semiretirement or lifestyle-driven relocation motivated by quality of life, personal security, and more favourable living environments.”
“ Semigration is no longer just a coastal-versusinland story,” says Kriek.“ It is increasingly segmented by income, life-stage, and employment needs. While coastal saturation may redirect some demand, economic centres like Gauteng continue to exert a strong pull. The result is a highly localised, two-speed property market where fundamentals matter more than trends.” IB
