This is a very unique time in real estate right now in that demand for homes is far exceeding the supply. This is especially true in our West Jefferson Hills School District. If you have been contemplating the sale of your home, or the purchase of a new home in the District, now is the time for us to chat! I can be reached at 412.831.0100 x3013( office), 412.874.0415( cell), or via email at dkruth @ northwood. com for a free real estate consultation.

Additionally, your transaction may be eligible for my established commission give back program. The program is intended to benefit the numerous local nonprofit organizations located within and serving the Pleasant Hills, Jefferson Hills and West Elizabeth communities. This list of nonprofit groups range from the local police and fire departments, and emergency medical service providers, to the Pleasant Hills Rotary Club, Lions Club, libraries, Chambers of Commerce, Community Food Banks and the Pleasant Hills Arboretum, just to name a few.
With over 12 years of experience as a real estate sales executive, the one thing that I can say with certainty that I’ ve learned is that every client- whether buying a home, selling a home or both- enters into the adventure with their own form of motivation or pain they are trying to cure. Likewise, each transaction is unique. To that end, I began my career with the tag line“ I specialize in assisting my clients in finding the perfect“ homes to meet all of life’ s changing needs.” To expand upon this concept I created this list of motivational scenarios. Whether you are:
➢ single and ready to move out from under mom and dad’ s roof,
➢ newlyweds,
➢ a family that’ s growing too fast for the space you’ re currently occupying,
➢ sending a child off to college that would prefer to live in a space more homey than a dorm room and roomier than a studio apartment( presents a great investment opportunity!),
➢ empty nesters looking to downsize because your mobility is limited or managing your existing home has become a challenge,
➢ in need of more space to accommodate caring for an ailing or elderly relative,
➢ relocating for personal or career reasons,
➢ needing to sell a parent’ s estate,
➢ interested in buying, fixing up and reselling, or
➢ experiencing the unfortunate circumstances of going through a divorce and need to sell the marital property and find a new home that you are able to afford on your own,
➢ interested in purchasing a vacation / retirement property utilizing our relocation services.
Whatever your needs, rest assured, I’ m prepared to guide you through the process.
I can honestly say that my client base does include people who were motivated into taking action during all of the above categories. I truly believe in educating my clients on the buying / selling process and serve as their trusted adviser not only during the transaction, but well beyond closing. They are grateful to have a advocate looking out for their best interests in what is typically the largest investment they will make in their lifetime.
To better assist my clients I hold 2 designations. I am an Accredited Staging Professional(“ ASP”). As an ASP, I have the proven tools to assist sellers in getting the most money for their homes in the shortest period of time. I provide this service to all of my clients at no additional charge.( I have even sold a staged home in one day!). My second designation as a Seniors Real Estate Specialist affords me a great opportunity to assist mature buyers and sellers with their very specific needs relative to either down-sizing, transitioning into an assisted living facility or moving back in with family members. As a lifelong resident of Pleasant Hills and a TJ graduate I have successfully counseled several parents of my former classmates, a few teachers and clients of local assisted living facilities through this always emotional down-sizing / transition process. One of my most recent clients had been in their home for 51 years! I recently completed training in Interdisciplinary Collaborative Practice which is the fastest growing dispute resolution process, and a good alternative to resorting to the courts. This training will allow me to serve as a valuable team member alongside my clients’ family law attorneys, financial advisers, mental health coaches and other professionals to arrive at solutions which promote the long-term best interests of those experiencing the difficulties associated with going through a divorce. The process provides a way for involved parties to restructure their family, resolve legal issues and move on with their lives. I will also be obtaining my Broker’ s License over this summer.
I am confident that I have the experience, integrity and all the tools to assist you in finding the perfect home to meet all of your life’ s changing needs, so please contact me today!
