An easement is a legal right that allows a another person or corporation to use a portion of land owned by someone else( the servient or landowner) for a specific purpose, even though the landowner still owns the property. Common categories include right-of-ways, private, access, and utility easements. In practice, these areas often contain important systems like sanitary sewer lines, stormwater pipes, or utility corridors, which must remain clear so crews can inspect, repair, or maintain them. While easements do not transfer ownership, they limit how you can use that portion of land, meaning permanent structures cannot be built there.
Setbacks are the required distances between your property line and any buildings or structures. They make sure there’ s enough space between neighbors for privacy, fire hazard reduction, and help keep neighborhoods safe and attractive. Setbacks also leave room for things like emergency access around properties. If you have a survey of your property, these setbacks are often labeled( sometimes as“ 10 ' B. L”- Building Line)
