While you shouldn’t panic if the house doesn’t sell within days of listing, you should begin to worry if months go by without any real offers. If your home has been sitting, here are 8 potential reasons: 1. You didn’t price your house properly. If your house is overpriced, it will not sell. This is one of the biggest mistake sellers make. In addition, you should not expect to recoup the cost of renovations/improvements dollar for dollar. We all love our homes, which is why it is difficult to be objective when setting the price. This is where you should rely on an experienced REALTOR® to accurately value your home. As I tell my clients… the seller sets the price, the buyer sets the value. 2. Your home is not presented well. The vast majority of buyers see homes online before determining whether or not they want to visit. It is not enough to simply post any photos. A knowledgeable REALTOR® will have your home staged and prepared before having it professionally photographed inside and out. The photos should be accompanied by an accurate and compelling description that will make people want to see your home. 3. You're too attached. You need to be flexible and willing to negotiate. If you are unwilling to budge on price, there’s a good chance you've become too attached to your home. But if you want to sell, you need to take it seriously and understand the process. 4. Your home is not clean. A dirty house is going to leave a bad impression on buyers. Have a professional clean your home, carpeting and windows before showing your house. Clean sells! 5. Your home is too personalized. A buyer wants to come into a home and try to envision it as their own. Seeing family portraits throughout the house makes this difficult. If your home improvements are too personalized, it is just one more project that will need to be addressed by the buyer. 6. Your home is too cluttered. Clutter has multiple effects and none of them are positive. If you have too much furniture the home feels smaller. If you have too much “stuff,” the home may appear to lack storage and, again, too small. A de-cluttered home can appear larger. 7. You didn’t stage your home. Staging your home is a crucial, but often overlooked key to selling your home. An experienced REALTOR® will usually provide a professional stager who will come in and get your home in the best light possible. 8. Your home needs too many repairs. The lack of maintenance can make a home appear as though it was not cared for, plus raise concerns about what can’t be seen. Addressing small repairs will go a long way. You want your home to be as move-in ready as possible. All these things can be fixed, however, the longer your property stays on the market, the less it will sell for.
