What You Need to Know When Planning to Sell Your Home…
I
t’s funny: With all of the changes going on in our industry,
the online presence of real estate websites and DIY television
networks, the questions and concerns of most of my clients/
sellers are still the same—“What do I need to do to sell my
home… should I paint, replace flooring, update bathrooms, update
the counters in the kitchen, or replace the kitchen appliances with
stainless steel appliances? Should I remove all the furniture, or leave
some so rooms aren’t empty?” Then there are the questions about the
exterior components of the home: “Should I replace the roof, replace
siding or soffit and fascia, mulch the flower beds, reseal the driveway
or reseal the deck?” My response over the past 27 years is still the same
as well…Let’s meet.
I call our meeting a pre-listing interview where YOU educate ME on
your reasons why you want to sell your home, what your expectations
are and the time frame your working within so we are on the same
page. Then it’s my turn to educate you on the local market, what
homes that are comparable to yours have sold for, buyer trends in your
market and the market absorption rate (the amount of inventory or
homes on the market and how long it could take to sell those homes).
We will also discuss virtual staging if your home is going to be vacant
and whether you should provide a home warranty to a buyer, dye test
scheduling and home inspection obstacles that should possibly be
addressed prior to listing your home. Last, but not least, I will provide
your Seller Estimated Cost Calculation with the breakdown of your
estimated costs and estimated proceeds.

I will also share national statistics provided by the National
Association of Realtors, such as information about the percentage of
Buyers who use the internet to conduct a home search, how valuable
photos and detailed information are about the home and area they
are viewing.
