The intention is to replace a title insurance policy offered from a national underwriter . Title insurance policies are good for the lifetime that you own a home and protect against very expensive claims like unsatisfied mortgages , delinquent taxes , inheritance tax , fraud , etc . committed by prior owners . Accepting an Attorney Opinion Letter in place of a Title Insurance Policy can be extremely risky . Be sure to ask questions , before closing , and know that you are protected with a Title Insurance Policy .
