Blue Sky Closing Services “ clears title ” by ordering the necessary lien certificates from the township and a title search from the county records office . Additionally , we communicate with all parties of the transaction , including buyer , seller , realtors , lenders , mortgage brokers , attorneys etc ., to be sure that all bills are accounted for on the closing statement . We prepare financial and legal documents , including Settlement Sheets , Deeds , Notes and Mortgages and we perform the real estate closing transaction . This policy can only be purchased at the closing and is good for the lifetime that you own your home . A title insurance policy is not the same as a homeowners Insurance Policy .

What Happens After I have a Signed Contract ?
A buyer should always let their realtor and lender know , upfront , what title company they would like to use . However , it ’ s ok to wait until a contract is in place . Once you have found the house of your dreams and agreed to the terms through an executed Agreement of Sale , you only need to get the contract to our office , and we will get started ASAP . If you notice , there is a line in most real estate contracts that reads “ Within 7 days from the Execution Date of this Agreement , Buyer will order , from a reputable title company , a comprehensive title report on the Property .” As one of the most trustworthy title companies serving Allegheny and surrounding counties , Blue Sky orders the title search immediately in preparation of your closing date .
