Not afraid of crossing a river or two, Seltmann’s familiarity with the entire metropolitan Pittsburgh region helps her find the best-fit neighborhoods for her clients who may have an ideal concept in their heads, but don’t know where that concept exists on a map. “I generally work in a 30-mile radius of Pittsburgh because that’s the area I know inside and out,” she said. “I haven’t had a client ask me to find a house in a place like Ligonier yet, but if that’s what they wanted, I’d be happy to take on that challenge for them.” She is also adept at helping people relocate into and out of the state and is currently working with a family from California to find a home and investment property for them here in Pittsburgh. “I am someone who can paint a picture of what it would be like to live in the homes I show. I understand that purchasing a home is a big step and I approach each sale with the sensitivity and professionalism it deserves. My experience has enabled me to be well-trained in a variety of real estate transactions, bringing a wealth of knowledge to pass on to both my sellers and my buyers. I enjoy working with everyone and have served first-time homebuyers as well as investors and downsizing seniors,” she said. “I’ve worked with a variety of lenders and have experience with many different loans, including VA, FHA and Conventional. I have also completed deals on single-family, multiunit and condominium homes through the years. I love the variety that comes with the real estate business and being able to customize every client’s experience to fit their needs.” With a background in engineering and project management, Seltmann brings an organized and detail-oriented approach to home sales for her clients. Her average listing is only on the market for just 17.5 days and her average sale is 98.5 percent of the listing price. Part of those outstanding numbers comes from her ability to network and market homes efficiently.
