Thaman notes that there are currently more buyers than sellers in this market , which can lead to all sorts of situations that buyers and sellers may not know how to navigate .
“ One thing people should brace themselves for is the potential of multiple offers . A good agent can prepare their buyers for that situation — what to expect , how to be realistic and how to keep their head on straight ,” he said . “ And , with more buyers than sellers , people need to be prepared to offer full price , not lowball the offer , which could put them out of the running very , very quickly .”
On the flip side , Thaman added that people shouldn ’ t settle on the first thing they see , either . “ If you ’ re not finding something , don ’ t settle on a house because you don ’ t think you ’ ll do better ,” he said . “ Look around . You ’ ll surprise yourself . Know what you think you want before you
go in so when you do find it , you ’ ll take less time to think about it and have less risk of losing it . Right now , it ’ s not unusual to look at a house and see it under contract the next day .”
