SELLING OR RENTING A HOME IN BALDWIN ? YOU NEED THIS CHECKLIST !
If you are selling a home in Baldwin Borough , an inspection must be done by Baldwin ’ s Code Enforcement Officer before the closing . Likewise , the very same inspection must be done on any rental property whenever a new tenant moves into a space . We inspect for property maintenance , fire and electrical safety items . 4 Exterior maintenance of property is key . No junk , trash or yard debris should be present . 4 Smoke detectors in each bedroom and on each floor ( battery operated units acceptable ). Example : a three-bedroom ranch would require one smoke detector in each bedroom , one on each floor , totaling five for the whole house . 4 GFCI outlets within six feet of water including exterior , unfinished basement , garage , kitchens , bathrooms , laundry tub area , etc . These outlets will be tested by the inspector . 4 Handrails are required when there are four or more risers present ( pertains to interior and exterior stairs .) The handrail must be graspable . A 2x4 board on the wall will not suffice ! 4 Proper venting of hot water tank and furnace . The furnace can not be back-drafting into the basement . 4 When a window is not present , mechanical ventilation is required in all bathrooms . This includes powder rooms ! ALL bathrooms need some type of ventilation , even half baths . 4 Fire extinguishers required in the home ( rental properties only ). 4 Electrical wiring in good condition – no open or exposed wires hanging out of the walls or ceilings . This also pertains to switches and outlets that do not have covers on them .

4 Plumbing must be in compliance with the International Plumbing Code . 4 Integral garage ceilings must be completely separated from living space ( fire rated 5 / 8 ” drywall ). There can be no holes in the ceiling or walls of a garage that is connected to the home . 4 Must have solid wood / steel door between basement and integral garage ( 20-minute minimum rating ) Note : A wooden panel door does not qualify under these parameters ! A solid core wooden door must be solid all the way through at a minimum thickness of 1 3 / 8 inches thick .
