6 . Let your ad do its job and generate interest . You can bet that no buyer is going to send a deposit in the mail without walking through your property . The most effective ads are clean , easy to read , easy on the eye with a nice image and a prominent call-to-action ( inspection time and phone number ).
7 . Owner ’ s notes . No one knows your property as well as you and every home has its hidden features . Take a sheet a Paper and title it “ Owner ’ s Notes .” Then , point by point list the home ’ s hidden features . It may be the winter sun in a certain room , wonderful neighbors who pick up your paper and mail when you ’ re away , a fabulous restaurant , coffee shop or park nearby . Give the list to your agent to type up and hand to buyers . Buyers love Owner ’ s Notes because they are hearing from someone who has experienced the pleasure of living in the home . It ’ s something fresh they probably won ’ t receive from other homes they visit .
