Launching a new fund in a field dominated by big guns is a roll of the dice . But Nick Weber took that chance in 2016 , thanks to half a million dollars in early backing from several investors . By the end of 2017 , his London-based Henderson Park Capital had attracted nearly double that , and a year later the fund had grown to US $ 1.6 billion , with an additional US $ 600 million of co-investment capital .

Weber launched with the help of connections impressed with his work from earlier gigs — 14 years at Goldman Sachs , where he rose to partner and co-head of the European Special Situations Group ; and hedge fund Mount Kellett Capital Management , where he was head of Europe . Among early investors : Stone Point Capital , Kuwait Investment Authority and Wafra Investment Advisory Group .
He hasn ’ t been shy about putting those funds to work . In two years Henderson Park has snapped up about US $ 3.3 billion in 13 deals , a mix of office buildings , hotels and residential rental construction , with some US $ 1.4 billion in equity . The firm ’ s first score was the largest hotel in Paris , the recently refurbished 1,025-room Meridien Etoile , bought for € 365 million ( US $ 419 million ). Henderson Park followed that
