About the rankings

Data for HOTELS ’ 325 is gathered through an online survey completed by hotel company contacts . Individuals are asked to report the number of guestrooms and hotels in operation systemwide as of December 31 , 2011 . Companies that do not respond are subject to an estimate through public records , previous years ’ data , industry sources and independent research .

In some cases , rooms and hotels are counted more than once because HOTELS chooses to separately report data from owner-operators , managers and franchisors on the same list . Thus , a single property that is owned by one party , managed by another and branded by a third would be counted three times . Furthermore , this ranking omits companies that exclusively or overwhelmingly own hotels ; only companies that also manage or franchise hotels are included . That is why REITs and private equity companies are excluded .

A few notes about individual companies :

• HOTELS editors moved Magnuson Hotels ( 12th ) to the corporate ranking from the consortia chart , where it ranked 6th a year ago . Magnuson ’ s distinct branding and corporate structure more closely resembles a franchisor than a consortium .

• Last year , Iberostar Hotels & Resorts ( 40th ) reported an 86 % increase in room inventory despite claiming to have added only a single property . This year , Iberostar declined to offer an explanation or a detailed audit of its room count . Thus , HOTELS took the unusual step of overriding company-submitted figures and used its own estimates .

• TUI Hotels & Resorts , an umbrella company ranked 17th last year , was left off the list this year . Instead , HOTELS lists TUI ’ s largely independent subsidiaries , including Riu Hotels & Resorts ( 31st ) and Jaz Hotels , Resorts & Cruises ( 84th ).
