. Julie O Owner of Lux Furniture Rentals How did Lux Furniture Rentals come to be? As a professional stager, Julie O. understood the value of having both basic and luxury items readily available to add a unique flair and create a stunning wow factor in a home. This inspired her to create a company that offers furniture and accessories for rent or purchase. Lux Furniture Rentals also offers educational seminars and workshops for home stagers, interior designers, real estate agents, and homeowners. Why should I rent furniture if I already have my own? The way you live and way you sell are two different things. Mixing rental furniture and accessories with some of the homeowners’ existing pieces can provide a quick, easy, and cost effective update to the home. This will help enhance the space and portray that “move-in-ready” look that all buyers are attracted to when they first walk into a home. What are three things that will create a strong impact when staging a home? Utilizing the right furniture pieces and furniture layout to create a master bedroom that is comfortable, cosy, and relaxed is crucial! It is very important to showcase the correct size bed. Use an upholstered headboard to add softness and mirrored nightstands to reflect light, creating a brighter, more spacious look. Do not forget to dress the bed in neutral, soft, and luxurious bedding and cushions that will make potential buyers want to dive into it. Designed by Tina Marie Singh Principal Owner of Lionsgate Design What do you think is the most important benefit of using a professional stager? The number one benefit of using a professional stager is the expertise and knowledge they have. Most professional stagers have invested in full training and know how to target the right buyer by placing furniture, lighting, and accessories in a certain way to showcase the full potential of the home and its architecture. Professionals know what sells and what doesn’t and what areas in the home to spend money on, if required. If done on your own, money can be poorly spent. How would you describe your personal design style? My personal style is what I like to call rustic elegance. I like natural elements mixed in with transitional pieces. When viewing a home, what rooms will have the biggest impact on a potential buyer’s decision? I always suggest staging at least the main principal rooms (living, dining, family, kitchen, master bedroom and ensuite) and rooms that are an awkward space where potential buyers will not know how to use that space. Only 10 percent of people are visual and we don’t want to have the buyers guessing what the space can be used for. Creating an attractive focal point, like a fireplace, is the best place to start. Proper lighting is also important. Finally, creating a functional space, especially in rooms where family and friends will gather, will make the space more appealing to buyers.
