BXP Unveils 30,000sf Amenity Center at 200 Clarendon

Boston – Commodore Builders has completed the 200 Club, an approximately 30,000sf amenity center at BXP’ s 200 Clarendon Street. The project converted underutilized second-floor office space into a hospitality-inspired destination that supports wellness, collaboration and flexible work.
Designed by Rockwell Group with Finegold Alexander Architects as architect of record, the 200 Club includes a fitness center with showers and locker rooms, a conference center, event and lounge space, quiet work pods, collaborative seating, a wellness and mother’ s room,

and hotel-style concierge support. Fullheight windows overlook Copley Square, bringing natural light into the space and connecting the new amenity floor to one of Boston’ s most recognizable public settings.
Building the 200 Club required Commodore to introduce the infrastructure for high-occupancy gathering areas, fitness uses and locker rooms within a space that had been designed as conventional offices. The existing mechanical, electrical and plumbing systems were not configured to support the new program. Commodore

135Years worked with the engineers and trade partners to redesign the systems and route ductwork and plumbing through tight interstitial spaces while maintaining service to adjacent clients.

Low floor-to-floor heights added another layer of complexity. Early ceiling modeling and detailed MEP coordination allowed the team to condense systems within dense ceiling cavities and preserve the open appearance envisioned by the designers. Custom glass-fiber-reinforced gypsum components formed curved walls, ceilings and columns, requiring precise coordination so that building systems could fit within the sculptural forms without compromising the finished design.
One of the project’ s most distinctive features is a fiber-optic star ceiling. With little room above the ceiling plane, the team developed an installation approach that involved individually leveling acoustic panels and threading the fiberoptic strands by hand. The result is a focal point that combines acoustic performance with the atmosphere of a high-end hospitality space.
Construction took place within a fully occupied mixed-use building, making the protection of building occupants and uninterrupted daily operations central to the plan. Commodore scheduled demolition, core drilling and other highdecibel activities during off-hours and
weekends. Detailed phasing, controlled access zones and overhead protection helped separate construction from active public and client areas. Daily coordination with property management allowed the team to adjust work as field conditions evolved.
The project’ s fast-track schedule called for early procurement, defined milestones and weekly coordination among BXP, the design team, consultants and trade partners. Despite labor and material constraints, the team adjusted sequencing and relied on established trade relationships to keep the work moving. The 200 Club was completed on time and on budget, without disrupting building operations.
The completed 200 Club gives BXP clients access to spaces that support focused work, meetings, events and fitness within the building. It also demonstrates how traditional office space can be repositioned to meet current expectations for wellness, flexibility and hospitality while maintaining the operations of a busy urban property.
