Conveyancing involves the law around the transfer of title ownership from the legal owner of a property to a purchaser . It involves : - ( a ) due diligence in checking the title to the property , ensuring that the property is correctly identified ( for example , an identification survey will ensure that any house built on the land is well without the boundaries of the land on which it is built ),
( b ) carefully checking key terms of contracts for sale and advising so that a vendor clearly understands their obligations to disclose certain matters with respect to their property ; and
( c ) that a prospective buyer is properly advised and fully understands their legal obligations before signing a contract for sale .

Sometimes a property may have certain unusual aspects in relation to the site on which it is built : - ( a ) for example , what are the impacts of a heritage listing on a property and what does that mean for a buyer ’ s ongoing obligations to maintain the heritage significance about a property ? The impacts of flooding and notations on Council zoning certificates have also become key areas of concern for many property owners living in the Hawkesbury / Nepean River Valley system .
3 . The ongoing impacts of changes in zoning laws and dealing with local councils are also areas of the law which require a skilled property lawyer to properly identify any issues which may become apparent in the information contained in a Council zoning certificate .
