T he following graphs show the pattern of the sales vs active listings last year. The sales were very brisk with fewer listings in the fi rst half of the year, creating multiple offers and over listing price sales. The second half of the year showed more homes entering the market. For the fi rst time in a few years, buyers had more choices and we saw fewer multiple offers and sales going over asking price. The market stabilized somewhat— still being a good market for the sellers while the buyers had more time to choose and possibly negotiate. The prediction for this year is a continued strong market with many buyers and the supply of houses increasing. Interest rates are predicted to keep rising over the next few years. Bottomline: this is a great time to buy or sell. Remember that individuals 55 years and older, living in Santa Clara County, can still move their tax base. Give us a call; we're here to help.
