bound for Flower Mound
Moviehouse & Eatery has been confirmed for the Lakeside DFW development in Flower Mound. The planned eight-screen movie th eater is illustrated on the far right side of this rendering.

which provides real-estate information.
Moviehouse & Eatery is coming to Lakeside DFW,
Realty Capital Management LLC’s 150-acre, masterplanned, mixed-use community in Flower Mound
north of Fort Worth.
Construction is underway on the new 45,000-squarefoot movie theater that will feature eight auditoriums,
a chef-prepared menu, wait staff and bar-lounge area.
Moviehouse & Eatery, based in Austin, owns and is
developing the property under Realty Capital Management’s master plan guidelines. Serving as general contractor is Blalock Building Co. At buildout, Lakeside
DFW will have 2,200 multifamily units and 705,000
square feet of commercial space, carrying a collective
value between $750 million and $1 billion.

LEASES FORT WORTH SPACE
Legacy Salons & Day Spa has leased 9,143 square
feet at Overton Park Plaza, at Southwest Loop 820
and South Hulen Street in Fort Worth. The site is the
company’s 10th Dallas-Fort Worth location. Neighboring tenants in the 463,000-square-foot shopping center
include T.J. Maxx, PetSmart and Sprouts. Representing
the tenant in the transaction was Carey Moen of SRS
Real Estate Partners.
MY FIT BODY BOOT CAMP FRANCHISE
LEASES ARLINGTON SPACE
A franchisee of California-based My Fit Body Boot
Camp has leased space in Oakhollow Business Park in
northeast Arlington.
The franchisee, a U.S. military veteran identified
as Recruit Combine LLC, relocated from Fairbanks,

Alaska, to be closer to his family. The 5,397-squarefoot fitness facility will open in June at 1220 Corporate
Drive West.
The lease was signed within 30 days of the franchisee
contacting Judy Nitzinger of Coldwell Banker Commercial Alliance DFW to seek assistance in finding a
local spot.
After touring potential locations, the prospective tenant chose Oakhollow Business Park for its proximity to
Interstate 30, Texas 360 and the University of Texas at
Arlington, where he plans to enroll in business classes.
The air-conditioned industrial space is expected to be
retrofitted before June 1. The franchisee signed a longterm lease with Oak Hollow Partners LLC, represented
by David Dunn of Sperry Van Ness/Dunn Commercial,
also an Arlington-based commercial real estate firm.
PARAGON SECURES LAST SPOT
IN HERITAGE BUSINESS PARK
Paragon Brokerage Inc. has leased 74,700 square feet
at Heritage Business Park in Grapevine, pushing the
corporate property to 100 percent occupancy.
Paragon plans to relocate its headquarters, showroom
and warehouse to the business park’s Building VII, 720
Industrial Blvd. Occupancy is planned for June 1.
“There was so much competition for this space that
it put the landlord in a good position. It was 30 days
max from the initial showing to the lease signing,” said
Michael W. Spain, senior vice president and managing
partner of Dallas-based Bradford Commercial Real
Estate Services.
The building space is split into 6,000 square feet of
office space and the rest as warehouse. Tenant improvements will focus on expanding the showroom area for
Paragon, a military exchange marketing organization.
Paragon is relocating from its Southlake corporate
headquarters.
DAVIS CRANE BUILDING
HEADQUARTERS IN IRVING
Davis Crane Service is closer to finishing its new
corporate headquarters in Irving.
General contractor Speed Fab-Crete recently
broke ground at the location, the company’s new
13,000-square-foot home base. Davis Crane supplies
and operates hydraulic and conventional motor cranes.
Located at 1212 N. Loop 12, the $2 million project
includes a two-story building, new parking and paving,
sidewalks and utilities.
Construction is expected to be complete in December, with Callahan & Freeman Architects serving as
project architect. Other team members include Civil
Point Engineers Inc., Callahan Structural Engineers
and Fratto Engineering Inc.
SALES
Baillargeon Realty LLC has purchased 9,000 square
feet at 534 Aviator Drive in Fort Worth, according to
Xceligent Inc. The seller, John M. Ragland and Pam
Ragland, were represented by Jason Morahan and Ryan
Cox of AirSpace in the $349,000 transaction.
Gerald Auto Sales Inc. has purchased 17,750 square
feet at 5213 Airport Freeway in Haltom City, according to Xceligent Inc. Representing the seller, RLB Auto
Group, in the $670,000 transaction were Chris Stewart
and Nathan Vasseur of Coldwell Banker Commercial
