Conceptual Rendering of Dulles

Some of the most significant modifications will occur beyond the Main Terminal. New concourses are to be constructed, and existing facilities will be modernized, ultimately replacing the current C and D concourses. Internally, travelers can expect more spacious seating arrangements, charging stations, and workspaces, along with expanded shopping and dining options.
Even one of Dulles’ most distinctive transports is slated for change. The AeroTrain system will eventually extend throughout the airport, enabling Dulles to phase out its distinctive mobile lounges and fostering a more integrated experience between the terminal and gates.
International arrivals will receive particular attention. Plans envision a rebuilt international concourse connected to the Main Terminal, with additional lounges, shopping, and dining, as well as direct pedestrian access to larger Customs facilities. United Airlines, which operates a major hub at Dulles, also plans additional lounge space, including what is expected to become one of the airline’ s largest Polaris Lounges in the world.
The transformation substantially enhances the airport’ s ongoing modernization initiative, elevating the projected investment from roughly $ 7 billion to over $ 20 billion. The construction process will occur in stages to ensure uninterrupted operation of Dulles throughout the project.
Travelers won’ t have to wait for the entire program to be completed to see signs of what is ahead. The first segment of the new Concourse E is scheduled to open later this year with 14 additional United gates, direct AeroTrain access, and new concessions and lounges.
“ This new construction effort builds upon the multiyear Dulles Master Plan,” Airports Authority President and CEO Jack Potter said, describing the goal as creating facilities that will become“ a source of pride for our nation.”
Over six decades after Saarinen conceptualized an airport for the jet age, Dulles is preparing for another defining chapter— an initiative aimed at upholding the facility’ s recognizable architectural identity while enhancing its capacity to serve the Washington region effectively for years to come.
THE NEW CONCOURSE E
Dulles International is preparing to open a major new addition this fall, adding more gates, passenger space, and dining and shopping options to one of the nation’ s fastest-growing airports. The new Concourse E is being built in response to record passenger growth. The 435,000-square-foot facility will add 14 gates and represents the first of three planned concourse construction phases designed to expand capacity for domestic and international flights. This is the first step in the Dulles Global Gateway transformation.
For travelers, Concourse E will bring noticeable changes to the airport experience. The new concourse will connect directly to the AeroTrain and feature spacious gate areas, natural light, upgraded restrooms, and a more efficient passageway for arriving international passengers. A 40,000-square-foot airline club will occupy the upper level. The concourse is also designed to meet LEED Silver-certifiable standards, incorporating energy-efficient systems and electric-vehicle support.
More than 44,000 square feet of new concessions and customer amenities will turn Concourse E into a new destination for dining, shopping and entertainment at Dulles. The planned lineup will blend national names with local favorites, including chef-driven Ellie Bird, Aventino, Honor Brewing, Good Company Doughnuts & Cafe, and MurLarkey Distilled Spirits. Travelers will also be able to choose from Bonchon, Rusty Taco, Starbucks, and a food court, along with Duty Free, Travel Tech, and Gameway, an airport gaming lounge.
Construction began in November 2023, and Concourse E is scheduled to open in fall 2026.
