Development Accord leads the Matrix Housing Partnership which is delivering over 1,059 new homes through the Homes England 2016-2021 Shared Ownership & Affordable Housing Programme (SOAHP). Through this programme Accord itself will deliver 355 new homes to local communities, representing a total commitment of £51.5 million invested in new housing supply supported by £9.8 million of Homes England grant. In addition to this, Accord will deliver a further 172 home for sale without grant funding over the next three years. Current Government priorities are focused on the supply of new homes across all tenures and Accord has responded to this in its development programme aspirations. Whilst Accord’s programme is mostly focussed on the supply of new homes for affordable rent there is also provision for the supply of homes for shared ownership as well as homes for market sale. Of the 355 homes to be delivered as part of the remainder of the 2016-21 SOAHP 41% will be for affordable rent, 17% for shared ownership and 25% rent to buy. Accord will also deliver 17% of these homes as specialised Dementia Care through the commencement of the Dementia Centres of Excellence in Staffordshire. During the year ended 31 March 2018 Accord had committed £28 million to the development of new homes, financed by a mixture of Homes England grants, private finance funding and Accord’s own reserves. A key success factor on the delivery of new homes is the development and maintenance of established and effective working relationships with our many local authority partners and other key stakeholders. Accord continues to build on its strong reputation and proven track record in both the development of general needs and supported housing. Operations at Accord’s LoCaL (Low Carbon Living) Homes factory remain strong with production levels continuing to increase. The factory produces high quality, energy efficient timber frame homes from sustainable materials and continue to supply homes for more than half of Accord’s development programme. 2018/19 will see LoCaL Homes open its new purpose built plant in Aldridge, Walsall where production is set to substantially increase to meet the growing external demand for the LoCaL Homes product.
