Fitness/Wellness: Move over luxury fitness clubs. Developers are amping up the competition for the best on-site gyms that are not only Instagram worthy but create true engagement between residents. We’re talking implementations of yoga studios, racquetball courts, boxing rings, Peloton bikes, lap pools, even half-court basketball courts in these gyms and private classes for tenants. Who needs a gym membership when you have features like this just a few elevator stops away? Not only are they bringing in actives that build interaction among tenants but they round out the wellness package by providing spa-like amenities like saunas, jacuzzis, and steam rooms, to promote a sense of calm and retreat from the hustle and bustle of city life.

Exceptional Co-Working Space and high-speed Wi-Fi: There is no doubt that we are seeing more people work from home than ever and with that comes a need for home office support. Developers understand the need for easily accessible high-speed internet, not only in individual units but throughout the common spaces as well. Whether it be downloading music in the gym, streaming a video in the lounge, or hopping on a conference call in a co-working space, it is imperative that the tenant is well connected. Moreover, there is a demand for exceptional coworking space that provides tenants with all that a transitional office would (albeit with better decor). These spaces include libraries, coffee stations, printers, work pods, and conference rooms with all the technical support for presentations and conference calls.
