EDEVELOPMENT PLANS

golf courses and pitch and putt, as well as utilizing the IMAX Theatre, hosting special events and conferences and other amenities.
The plan calls for the renovation of the IMAX and Hall of Fame buildings as part of the redevelopment and the developers anticipate construction to be completed in late 2029.
According to the Capital Group P3 Developments proposal, their plan would create an entertainment and lifestyle district on the property.
“ As developers with deep expertise in creating mixed-use, experience-focused destinations, we believe the Golftopia concept— a vibrant, familyfriendly, golf-inspired entertainment and lifestyle district— offers a unique opportunity to reimagine( World Golf Village) as a world-class regional attraction that serves both residents and visitors alike,” the proposal states.“ Our proposal is centered around the adaptive reuse of existing assets, the introduction of high-impact recreational programming, and the creation of world class amenities that foster community pride and participation.”
The second proposal, which would create the Fountains at World Golf Village, envisions a mixed use development with medical and senior living facilities.
According to the submitted proposal the plans include a surgical center, an independent living community, retail, restaurants, and commercial space leveraging on the name recognition and existing layout of the World Golf Village design.
“ This will serve the public’ s interest by providing the second upscale dining, shopping, healthcare and living campus created by Cross Regions in St. Johns County, providing desirable retail opportunities, destination specialty medical providers, fresh dining options, and an integrated health and wellness platform based on the Tyme Institute with an emphasis on preventive care and individualized treatment,” according to the proposal.
“ The senior living component will create a true walkable environment that will appeal to a broad audience, with a symbiotic relationship to the existing hotel and retailers.”
St. Johns County Purchasing Manager Jaime Locklear said the more detailed Phase 2 proposal deadline is January 26, 2026 and presentation of those plans would be made to commissioners in March with contract negotiations with the selected developer to begin immediately after. The timeline calls for a negotiated contract to be presented to commissioners in July 2026.
