REASONS TO SELL, SAME AS REASONS TO BUY by Deon Cannon

There will always be people considering selling their home,

just as there will be others interested in buying a home. There are many factors that both buyers and sellers take into consideration. Of course, price and location are usually the lead motivators, but size, condition, layout, neighborhood, schools and community are also important.
But what details do both buyers and sellers have in common? Let’ s explore some.
Low mortgage rates.
This is a great opportunity for buyers, right? But it’ s also advantageous for sellers. It allows them to take advantage of a bigger pool of buyers AND it benefits them if they have to finance their next move. Home prices are rising. So, doesn’ t that only benefit sellers? Actually, no. Motivated buyers are good for sellers that’ s true, but buyers can be more certain that the value of their new home is going to continue to rise from the moment they close on the purchase of their new residence.
Strengthening job markets.
In almost every corner of the country, job availability is improving. Even though some are better than others, the general feeling is positive and that is good for both buyers and sellers.
Buyer demand is strong.
That’ s really great news if you are a seller, but why is it good for a buyer? It would seem that this can have a negative impact for the buyer, but actually in the current year, home buyers are on the rise because in most markets, other than major urban areas like Los Angeles, San Francisco, New York, Washington, D. C., etc. it is getting more expensive to rent than to own. People are beginning to realize that spending 30 years in an apartment will lead to annual rent increases, while the principle and interest payment on a 30-year mortgage is constant.
Is it a Buyers’ or Sellers’ Market?
Or is it currently something else? If you read the latest from all the real estate pundits, you might not be able to determine that either currently has any significant advantage. It could be because the factors that govern those definitions are fairly balanced and the first part of 2018 could be one of the best times in years for both buyers and sellers.

You are reading a paper today that is being shepherded by a new owner. AWAKE Communities International recently acquired this paper from Alcovy Media.

The eMetro Times was the brainchild of Neal Lange and he passed it on to Allie Young, both of these folks are to be thanked for providing the heart and soul of this paper for the past few years. I know for a fact that Jason will take the eMetro Times to the next level.
When I hired Jason to help grow our on line presence with the Rockdale News, he knew nothing about the newspaper business. Being the quick learner that he is, Jason and Michelle Kim turned the online news into an efficient community oriented masterpiece of efficiency. I expect he will soon do the same for eMetro. I know some of the plans include live streaming of special events, including the annual St Patricks celebration in Conyers.
You might be wondering why I am writing this column, especially after I told you all after 50 years, I was through with newspapers. And so I was but when Jason asked me to help, I jumped at the chance. He even gave me an official title: Chief Advisor. There is one thing I know how to do, and that is to advise. I hope for the Cosby’ s sake they haven’ t opened up Pandora’ s box on this advisory business. You won’ t see many changes in the paper today and the online version is going to take awhile to develop but rest assured, as the paper grows, so will the content.
Jason and Noelle( Founder of AWAKE Communities International) have proven that through determination and grit, they are capable and willing to make this paper grow. Just as they have with the AWAKE Coffee Community. Another thing they have going for them is the fact that they have an extended family of friends that have as much excitement in life as they do.
The coming months are likely to be very good for home buyers as well as those interested in changing their lifestyle, location, etc. Many seniors will be looking to downsize in 2018 which provides countless opportunities for first-time buyers, growing families and people wanting to or needing to relocate.

The paper you are reading is 12 pages and in order to make it grow, its going to need your support. If you do, pretty soon there will 16 pages, then 20 pages and it will continue to grow for the benefit of the community. Rockdale County needs to be represented by a strong community paper and you, as a reader and advertiser, can make that happen.

I am personally proud of Jason and Noelle because it takes a great deal of courage and love to be the shepherd of a community newspaper and they have both. Mayor Evans has big plans for improving Conyers. He has 4 visionary goals for his term as mayor. His aspirations include working more towards a kind and caring community, a safe community, a clean community and a community where people are engaged and involved.
Evans is excited about reviving Olde Town Conyers now that the filming of the Originals is coming to a close. The film crews will come in, in the next few months and help get the landscaping and buildings back, as they were before filming began. Mayor Evans says,“ We’ re not just going to put it back together like it was. We’ re going to take a step back and look for other opportunities for more landscaping and other

opportunities to make it even better.” We will see new life coming in the spring time in Conyers. There are many new restaurants that will help contribute to bringing Olde Town Conyers back to life, such as Tin Plate Restaurant and Iron Skillet will be opening up soon as well. An increase in the golf cart zone will be coming as well.
Mayor Evans says,“ We are looking into bringing the fireworks for the 4th of July back to Olde Town Conyers in the future.” The 4th of July fireworks is something that every downtown area does to bring families together to celebrate. Olde Town used to have their own fireworks and it might be time to bring that back. Crime is another issue which Mayor Evans talked about. He says he is going to continue to figure out

Christmas Parade with Mayor Mills and Mayor Evans how we can attack crime. He says that after talking to the police chiefs, he has learned that crimes are being committed by people coming into our community from other counties.

Evans would like to ask the people in Conyers to,“… get involved. Try to find a way that you can be a part of the community so you can feel good about it. Be helpful when the time comes. Don’ t just live here and go to work and go back home, be a part of it. Embrace it. Enjoy it.” He also asked that people be aware of things that need to be fixed. Find out what you can do to fix it and who you need to call. Be engaged and be involved.
