A FLEXIBLE FUTURE
The project team at 20 Manvers Street in the centre of Bath has opted for Unitrunk ’ s innovative RIS ( Rapid Installation Systems ) cable management solutions to provide the necessary flexibility for future tenants at this top quality office refurbishment . Claire Fletcher reveals how the design and contracting team have tackled the landmark building in the World Heritage Site .
Historic Bath is one of the nation ’ s gems and richly deserving of its status as a UNESCO World Heritage Site . From the original Roman Baths to England ’ s most complete Georgian architecture and today ’ s modern spa , the city has been delighting visitors for centuries .
Bath ’ s majestic centre is full of listed buildings and 20 Manvers Street , just 200m north of Bath Spa Railway Station , falls within the Bath Conservation Area .
Designed by the Bath team at renowned architectural practice Stride Treglown , the 20 Manvers Street scheme involves a comprehensive refurbishment to transform the existing concrete frame building with concrete floor slabs into Grade A office space . Due to complete in spring 2017 , the scheme will enable the building to meet the needs of future occupiers , thereby ensuring the commercial longevity of the building .
Services strategy
Kier Construction is the main contractor for the refurbishment scheme at 20 Manvers Street , after winning the £ 6m building contract in a two-stage tender .
‘ The project includes major structural changes , including a complete transformation of the ground floor and basement areas , and the addition of a new fourth floor at roof level ,’ explains Matt Griffiths , design manager at Kier Construction .
The changes to the building will also achieve an improved energy performance
