M E S S AG E F R O M T H E H OA B OA R D Dear Eaglebrooke Residents, Annual Meeting The Month of March is the Annual Meeting Month! Notices have been mailed to all homeowners. If you cannot attend, please fill out the proxy and either bring it to the clubhouse anytime, or mail to Manager@Eaglebrooke. net. The Meeting will take place March 10, 2020 at 6:30pm at the Eaglebrooke Clubhouse. There are two proxy issues of importance to the community *FOR THE PRESERVE: You will have a ballot that allows for basketball hoops to be stored on the property if they are in good condition. We encourage every member to fill these proxies out and bring to the clubhouse. *FOR THE EAGLEBROOKE COMMUNITY: During the financial crisis of 2008, the HOA Board established a bad debt reserve in the amount of $20,000 in anticipation of foreclosures resulting in unpaid accounts. That did not occur, and the balance remains at $20,000. It is the Board’s intent to move $10,000 of the reserve to the Operating Cash Account so that is can be used for general purposes in the community. That cannot be done without the approval of 75% of owners via this proxy. Your Board unanimously recommends that residents vote for this change. We are looking for volunteers willing to help with sign in and ballot counts at the meeting. If you are interested in volunteering, please contact me at [email protected] Annual Assessments If you have not yet paid your Annual Assessment, please make sure to do so. Late Letters are being mailed out for unpaid assessments this month. Please note that your Board has lowered the assessment amount by 10% due to our surplus cash position. This will be reviewed annually. Your 2019 Financials are now available! If you would like a copy of these financials, please contact JoAnna Likar at [email protected] or call 863-808-0035. These are still pending review by the CPA. The next CDD meeting will take place March 3, 2020 at the Eaglebrooke Clubhouse and all residents are encouraged to come.
