Entity
All agreements and operating structures will
be drafted by attorneys and all investors
should consult their own attorneys and
advisors throughout the process.
The GP has drafted an operating structure
that is legal, fair and protects all parties
involved in the purchase and acquisition of
the property.
Fee Disclosure
The General Partner will receive the following fees as part of managing and ensuring
the high-quality performance of The Fund.
Acquisition Fee – GP will charge an acquisition fee equal to 1% of gross purchase
price.
Asset Management Fee – GP will receive Management fee equal to .75% of deployed
capital on an annual basis to ensure the highest-level of performance, paid before
Preferred Returns. Operating Expenses for The Fund will be paid out of the Asset
Management Fees.
Disposition Fee – GP will receive a disposition fee upon the sale of the asset equal
to 1% of the gross sales price
Brokerage – Worldwide Commercial, PLLC reserves the right to act as Broker of
record for acquisition, leasing and disposition work. Brokerage fees will be negotiated
for each project and will be in line with market fees for similar size and type of
transactions.
