H Heating, Ventilation, and Air Conditioning – ? The flue is configured to discharge well, and shows no overt signs of backdrafting or significant deterioration. Fans and exhaust units—all systems: – Bath fans, range hoods, dryer vents, furnaces/fireplaces, and boiler/water heater flues are all vented to the exterior and not into the attic, crawlspace, or wall cavity. All fans should have adequate air flow. ? Air conditioning—all systems: – – – – The system has a thermostatic expansion valve (TXV). Refer to Saturn Resource Management’s Field Guides or other guides for reference as necessary. The evaporator coil has a drain pan that slopes correctly, is not clogged, and provides a mechanism for regular cleanout. The indoor evaporator coil (if accessible for verification) has limited accumulation of dust. The outdoor condensing coil is clean, not blocked by landscaping or other elements, and cooling fins are not crushed. ? Boiler—central systems: – – – – – – – – The flue/vent pipe is connected properly. The gas flame burns at optimal conditions. The heat exchanger fins/elements do not leak water. The boiler is free of corrosion, soot, burn stains, and rust. Operation of the equipment should sound smooth and continuous. The outdoor sensor resides on the north façade away from exhaust fans and perimeter lighting, 8’ above ground and 4” away from building. The radiator throttles are accessible and turn easily. Radiators are accessible and clean, and fins are not crushed. Distribution piping does not have corrosion and is insulated where accessible. ? Utilities—all systems: – – – There are no leaks in the gas line that services the HVAC systems. The gas line has a manual shutoff at appliances and a wrench at the meter. The electrical supply for HVAC systems is well supported. The water supply and drain lines for HVAC systems are in good condition. VERIFICATION Field Verification: The Rater will conduct field verification using the HVAC survey. This measure may require a judgment call on the part of the Rater. If verification is completed by another professional or done as a part of measure P1, the Rater may use that report or documentation for compliance provided it covers all aspects of the HVAC survey. The Rater may also have the professional that produced the report sign off on the HVAC survey. The information gathered in this measure may also be used as part of the documentation required for verification of measure P1.
