At least one member of the upper management team (i.e. finance, sales, design, operations, etc.) as well as one member of each on-site department (i.e. maintenance, janitorial, cleaning, etc.) must be trained and certified in the fundamentals of green building. Trained personnel may be employed in-house or through building service contractors (BSCs). All training must be delivered by an experienced green building training organization accepted by Build It Green or OAHP. See the Additional Resources section of this measure for a partial list of training sources. Trainings must be at least 16 CEU’s (that is, 16 hours of training). Trainees must pass all exams and meet any necessary pre-requisites required by the training entity offering the course. Each of the following topics must be covered in the training, with a cumulative total of at least eight hours in these areas: ? ? ? ? ? ? Green Building Principles and Practices Overview Energy Efficiency Water Efficiency Integrated Pest Management Indoor Air Quality Green Operations and Maintenance (cleaning, maintenance, unit turnover, trash/recycling) Other topics that may be included in the sixteen hour requirement include: ? ? ? ? ? Green Site Landscaping, Xeriscape, Composting, etc. Green Building Systems Alternative Energy Sources (Solar, Wind, Geothermal, Combined Heat and Power, Co-generation), Energy Star (including indoor and outdoor lighting), and WaterSense Programs Recycling and Waste Reduction Resident Green Education In addition, a minimum total of four hours per year of continuing education in any of the previously listed topics is required. The initial and ongoing training can be instructor-led classeses, on-line courses, training seminars, association or industry training sessions, college or university courses, another widely-recognized training, or any combination of these. Property owners/managers may contract with accepted providers to deliver training to the on-site staff, on-site lead maintenance person, or their direct supervisor. VERIFICATION Measure O3.1: Documentation: The Rater must visually confirm the existence of the qualified homeowner’s manual. The Rater should have either representative photos of the manual (including the table of contents), a hard copy of the manual, or a digital copy of the manual. If the Rater is involved in the development of the manual, it must be reviewed by Build It Green before credit is given.
