Monthly Costs, continued
last month’s rent, and a security de-
posit equal to a month’s rent - three
months rent in all. Condos with wa-
terfront views have still been rent-
ing well, but condos with city views
are facing increased competition
from some of the new apartment
buildings that are foregoing the
first month’s rent and only charging
$500 in security deposit. This can
make a huge difference for young
people who don’t have a lot in sav-
ings - and the newness and ameni-
ties in the new apartment buildings
are attractive as well.

The Red Apple
Group has now
filed a site plan ap-
plication with the
city for its project
on the 400 block of
Central Avenue. The mixed use
project proposes condos, high end
office space, hotel and ground lev-
el retail. The current plan is for the
main tower to be 45-stories tall and
include over 300 residential units.
The goal is for site work to begin in
mid-2020.
The Vela project on 8th Street
South is still moving forward. As
soon as they have 10 units under
contract, they will start to build,
with an estimated 13
month build sched-
ule. They currently
have four under con-
tract. Prices start at
$401,000, with 10%
down at contract,
and a second 10%
due when construc-
tion begins.
A number of new
restaurants
and
wine bars have
been announced for
downtown: Sauvingnon: Wine
Locker and American Trattoria;
La Pergola; Rocket Fizz; and of
course the new dessert restaurant,
Better Than Sex, is opening in the
Edge District. So we will continue
to have lots of new food and bev-
erage choices to go along with the
new Pier next year.
