VALUE CHANGES The “Just Market Value” (JMV) is the value the property appraiser’s office uses to determine property tax- es. It’s always interesting to analyze this every year. The change in down- town condos’ JMV from 2016 to 2017 ranged from +62% to -15%. In some buildings, all the units had the same rate of change; in others it varied up to 13%. Keep in mind that these values are as of January 1st, so it’s actually comparing 2015 values to 2016. The highest rate of change was in two properties, Waterfront Park and Bay Villas, which are indicative of the big change in downtown. Nothing has sold under $100,000 this year, and less than a dozen sold each of the two years before that. - Sharon Shares The Stats Curious about how a particular building performed?
