Summer Market!
The Saturday Morning Market will run through the end of August in its temporary digs just north of Williams Park( while the park is under construction), at 212 3rd Street N. Hours are 9 am- 1 pm. There is no market in September, and October 3 kicks off the main season back in the Al Lang Stadium parking lot.

SECOND QUARTER 2026
As of July 1st, there were 123 resale condos and 8 townhomes listed for sale( 131 total properties), compared to this time last year when there 121 condos and 7 townhomes – almost exactly the same level of inventory. They range from $ 149,000 for a 660 sq ft Lake Palms Co-op unit to the $ 9,500,000 penthouse( 5,359 sq ft) still available at Vinoy Place.
The price breakdown is:
• Under $ 500,000: 21( 16 %)
• $ 500,000- $ 1M: 25( 19 %)
• $ 1M- $ 2M: 51( 39 %)
• $ 2M- $ 5M: 34( 26 %)
• $ 5M +: 3( 2 %)
In the first half of 2026, there were 127 resale condos and 15 townhomes( 142 total properties) sold. At this time last year, there had been 126 resale condos and 11 townhomes( 137 total properties) sold. Oddly, although it feels“ slow,” the numbers show a nearly identical market condition. Average sale price was $ 1,220,746, with a range from $ 99,000 for a 625 sq ft, 1 bedroom Lake Palms Co-op unit to $ 8,995,000 for a 5,013 sq ft, 3 bedroom unit at Vinoy Place.

Average price per square foot was $ 620, with a range from $ 128 to $ 1,596( ironically, the same end cap units referenced in the overall sales). Units sold at an average of price is:
95 % of last listed price. Average days on market was 94. 62 % of the transactions were cash.
