DIALOG was hired by Larco Investments Ltd. to bring fresh life to the Arbutus
Shopping Centre in Vancouver’s Arbutus neighbourhood.
The plan calls for a mixed-use neighbourhood that will include 80,000 - 100,000
sq ft of retail, 25,000 sq ft of commercial, and a variety of housing types
including seniors’ housing, townhomes, and apartments. The development
will include public amenities such as a public square, the heart of the new
development, which will included cafes and shops that will open onto the square,
making this a focal point for the community.
The new Arbutus Centre will meet high levels of environmental sustainability.
Green design standards will be applied, including district energy, alternative
transportation strategies, stormwater management systems and solid waste
diversion. The buildings and public realm will have high standards of architectural
and urban design, which will meet the sustainability requirements laid out in the
Arbutus Centre Policy Statement that was approved and adopted by Vancouver
City Council.
ARBUTUS CENTRE BLOCK A
The current work on Arbutus Centre comprises the development permit design for
Block A on the northeast corner, the first phase of construction. This is a mixeduse program consisting of retail, restaurant, parking, a commercial storage facility,
seniors’ and rental housing, and market residential units. The total development
area is x square feet, in a six to nine storey configuration, with a construction
budget of approximately y million dollars. The overall form is derived from an
urban block concept, where retail frontages with residential above animate new
streets integrated within the larger site.
