SETTING A REALISTIC BUDGET
One of the most common pitfalls in extension projects is underestimating the true cost. While average build costs per square metre can provide a useful benchmark, they rarely reflect the full financial picture. Alongside construction, homeowners must account for professional fees, planning costs, VAT, and a range of smaller but essential expenses.
A well-prepared budget should also include a contingency fund. Unexpected issues, such as ground conditions or structural adjustments, are a normal part of building work, but without a financial buffer, they can quickly place strain on both the project and the client. A realistic and comprehensive budget from the outset provides a far stronger foundation for decision-making throughout the build.
Beyond the main construction work, there are numerous additional costs that can be overlooked. External works such as landscaping and drainage, building control fees, and temporary living arrangements during the build all contribute to the overall expense.
