An important part of this process is to make sure that your finances are in
place and this will put you in a strong position for when you find the right
property and would like to make an offer.
David Lee would like to introduce a local independent mortgage service
provider, Enable. This local company has been trading for over 10 years and
has now expanded to become one of the largest independent advisers in the
M11 corridor.
The applicants are contacted in numerous ways:
Telephone: our negotiators spend a great deal of time on the phone talking to our current
list of applicants and constantly updating their requirements

Post: Full colour brochures are posted to the applicant
E-mail: An email is sent with a link to the full brochure of your property
SMS text message: A simple text message alert with the basic details of your property
property viewings
Viewings are arranged at a convenient time that suits both
yourself and the prospective purchaser. A member of staff
from David Lee will be happy to accompany all viewings. If
your property is vacant then a member of staff will always
accompany viewings.
viewing feedback
We understand how important viewing feedback is to you
so all viewings are followed up within 24 hours to find out
the thoughts of your viewers. You will then be contacted
with a full update.

Any offers we receive are promptly verbally notified,
our sales team will negotiate between you and your
prospective applicant in order to achieve the strongest
buyer. We will inform you of the position of the buyers and
liaise with you until an accepted offer has been agreed.

Should you require your sale to be completed by a
certain date, this is when you should notify us and we
will endeavour to satisfy your request wherever possible.
At this stage, you should also provide your list of Fixture
and Fittings which will be negotiated separately between
the solicitors and forms part of the final contract. Once
agreed this will all be confirmed in writing.
sales progression
At David Lee, we pride ourselves on our conscientious
sales management. Our dedicated sales progressors
will keep you regularly updated of your sales process
right through to completion and liaise with your
purchaser, the legal representatives, surveyors and
mortgage lenders in order to ensure that your sale is
progressed as smoothly and as stress-free as possible.
At this point (if you have not already done so),
you will need to instruct a solicitor and, should
you require assistance, David Lee will only be too
pleased to recommend the local firms we use.
The solicitors will then write to all parties and then the
buyers will instruct a surveyor to conduct a survey of your
property (the agreed sale is subject to the contract and
survey) and the buyers’ mortgage offer (if required) will
also be subject to the results of the survey. The sellers’
solicitors will request the TITLE DEEDS from the lender (if
appropriate) or yourselves as the seller and the FIXTURES
AND FITTINGS form must be completed at this stage.
The solicitors draw up the DRAFT CONTRACT which sets
out the Terms of the Sale and sends it to the buyers’
solicitor together with all relevant documents. Any enquiries
will then be raised, the Title Deeds and Lease (if applicable)
will be checked and LOCAL SEARCHES carried out.
Once the draft contracts have been approved, it can be
signed by both parties.
Finding the mortgage suitable for your needs can be a problem simply because of the increased
choice. Enable offer a wholly independent mortgage service and also offer a range of other financial

Enable offer clients the choice of their cos ts being met by commission from the lender that they place
the mortgage with or a fee based mortgage advice service (typically 0.50% of the loan
arranged. Therefore, on a loan of £150,000 a fee of £750 would be paid subject to a
minimum fee of £500).
