BLACKTHORNE CRESCENT INDUSTRIAL ESTATE MIXED DEVELOPMENT
A major mixed-use industrial development at Blackthorne Crescent is transforming a prominent site close to Heathrow Airport, delivering high-specification logistics and industrial accommodation alongside purpose-built headquarters space designed to meet the evolving needs of modern occupiers.
Construction is progressing at Blackthorne Crescent in Poyle, where Tritax is delivering a strategically located industrial development that combines speculative logistics space with bespoke facilities for specialist occupiers. Located immediately to the west of Heathrow Airport, the scheme reflects the continuing demand for high-quality industrial and distribution accommodation in one of the UK’ s most established logistics locations.
The project is being developed by Tritax, with PRC Architecture and Planning Ltd providing the architectural design and Magrock Limited appointed as main contractor. Together, the project team is delivering a development that maximises the site’ s proximity to Heathrow while creating flexible industrial space capable of supporting a diverse range of commercial operations.
Occupying a highly accessible position within the Poyle industrial area, the development benefits from immediate connections to Junction 14 of the M25, the wider motorway network and Heathrow’ s cargo terminals. This location has long been recognised as one of the country’ s premier logistics hubs, serving businesses involved in distribution, freight forwarding, advanced manufacturing and airport-related operations.
The scheme comprises two complementary elements. Alongside a speculative industrial building designed to meet demand from the wider logistics market, the development also includes a purpose-built headquarters facility for Worldwide Flight Services( WFS), one of the world’ s leading providers of airport ground handling and air cargo services. The bespoke agreement between Tritax London Logistics Fund and WFS enables the occupier to relocate into modern accommodation specifically designed to support its long-term operational requirements while remaining close to Heathrow Airport.
Designed by PRC Architecture and Planning Ltd, the buildings adopt a contemporary industrial aesthetic while responding to the practical requirements of modern logistics users. Large open warehouse areas are complemented by high-quality office accommodation, generous service yards and carefully planned circulation routes that allow efficient movement of heavy goods vehicles throughout the site. The design balances operational efficiency with an enhanced architectural appearance, helping create a more attractive commercial environment within the established industrial estate.
Flexibility has been a key consideration throughout the design process. Modern industrial occupiers increasingly require buildings capable of accommodating changing operational demands, whether for warehousing, manufacturing, research or specialist logistics activities. The development therefore provides adaptable internal layouts alongside robust servicing infrastructure, enabling future occupiers to configure space around their individual business requirements.
Sustainability has also informed the project’ s development. The buildings have been designed to achieve high
