220 Blackfriars is set to redefine the modern workplace in central London, combining premium office accommodation with community investment, sustainable design and new public spaces as part of a landmark mixed-use development in Southwark.
Rising on one of London’ s most prominent commercial sites, 220 Blackfriars is a major mixed-use development that places equal emphasis on workplace quality, environmental performance and long-term social value. Delivered through a partnership between JTRE London and Southwark Charities, the scheme brings together Grade A office space, new almshouses, community facilities and landscaped public areas within a single city-centre destination.
The development is anchored by a 22-storey office building providing approximately 220,000 square feet of premium workspace. Designed to meet the changing expectations of occupiers, the building combines flexible floorplates of around 11,800 square feet with extensive shared amenities, creating an environment intended to support collaboration, wellbeing and productivity.
Alongside the commercial accommodation, the wider scheme includes a 15-storey residential building providing new almshouses, together with a charity hub and community hall. The project enables Southwark Charities to continue its long-standing mission of providing affordable housing while securing a sustainable long-term income from one of central London’ s most valuable commercial locations. Around five per cent of the annual office rental income will support the charity’ s grant-making programme, embedding social value into the development’ s long-term operation rather than treating it as a one-off contribution.
Architecturally, the development draws inspiration from the area’ s industrial and cultural heritage. The façade references the historic tenter fields that once occupied this part of Southwark, using a woven architectural
