been described by project teams as one of the largest commercial CLT developments in the UK and includes hybrid steel and timber structural systems designed to reduce construction-related carbon emissions.
Mace was appointed main contractor in 2023 and has coordinated delivery of the complex redevelopment within the constrained Southwark site. Construction has involved major structural works, integration of off-site manufactured components and extensive façade and services installation across both buildings.
The Ink building rises to 15 storeys and has been designed around flexible floorplates, external terraces and exposed timber soffits. The adjacent Print building combines refurbishment and extension works, introducing new office floors above the retained structure together with a central atrium bringing daylight into the deep floorplate.
Environmental performance has been central to the project brief. Timber Square is targeting BREEAM Outstanding, WELL Platinum and NABERS 5 * ratings. The development is fully electric and uses air source heat pumps as its primary heating system, alongside solar energy generation and high-performance building systems.
Material reuse has also played a significant role during construction. Project information released by Mace states that reused steel has contributed to major embodied carbon savings across the development, while exposed structural elements and reduced finishes form part of the wider low-carbon design strategy.
The development forms part of Landsec’ s wider commercial portfolio expansion in Southwark following completion of The Forge nearby. Timber Square is intended to contribute additional Grade A office capacity within a market where demand for sustainable workplace accommodation remains high.
Internally, the buildings incorporate communal terraces, clubroom facilities, cycle storage, shower provision and landscaped breakout areas designed around occupier wellbeing and flexible working patterns. Large terraces and extensive glazing provide views across Bankside and the wider London skyline.
Construction is currently scheduled for completion during 2026, with practical completion of major areas expected as fit-out and commissioning works conclude. Leasing activity has already progressed ahead of full completion, with significant portions of the office space reportedly committed to occupiers.
Through its combination of retained structure, timber engineering and large-scale commercial redevelopment, Timber Square reflects the growing shift toward lowercarbon office construction within central London while reshaping a prominent Bankside site into a new mixed-use workplace destination.
